Zoning Ordinance Update/Rewrite
Ada Township
Ada Township seeks a qualified a qualified Planning firm to prepare a reorganization of the Township’s Zoning Ordinance (the “Ordinance”). The Township has identified a need to reformat the Ordinance, and to address some key recommendations of the 2023 Master Plan, in the update.
Fortunately, Township Staff have already prepared drafts for most of the zoning districts using the preferred format, which will greatly aid the consultant’s project cost management, and will allow more focus on technical and illustrative (graphic) aspects of the Ordinance. The required timeline for completion of the Ordinance project is approximately 9 to 10 months.
The Township’s existing Zoning Ordinance has been in place for many years, with new or revised regulations having been completed in a piecemeal fashion over a long period without benefit of a comprehensive reorganization of the Ordinance. At the same time, there are key components of the Zoning Ordinance, such as the Planned Village Mixed-Use (PVM) Overlay District requirements, that have facilitated high-quality development that now typifies the Ada standard. The emergence of this Ada model now necessitates a Zoning Ordinance format that will be transparent, efficiently administered, and easily understood.
